Kid-Friendly Outdoor Spaces That Don't Sacrifice Style

With thoughtful planning and intentional design, designing an outdoor space that delights children while also serving as a beautiful oasis is possible. An outdoor living space that blends functionality, elegance, and fun creates a seamless extension of your home’s aesthetic that your children (and guests) will love. Here’s how to design a kid-friendly outdoor space that feels like a backyard retreat for adults.

Create zones
The most stylish family-friendly outdoor spaces are well-zoned. Instead of dedicating an entire yard to toys or a playscape, divide the space into zones for play, dining, lounging, and garden enjoyment. Use natural materials like tall planters, low hedges, or a line of bluestone pavers to visually separate these areas without harsh boundaries.

Design tip: Install a pergola or pavilion over the adult lounge area and balance it by framing the kids’ zone, which may have a swingset, playhouse, sports equipment, and more, with a custom border of cedar or stone.

Select durable, timeless materials
Durability doesn’t have to mean plastic. Teak, powder-coated aluminum, or sustainably sourced hardwoods for outdoor furniture will stand up to weather and active kids. Select textiles in performance fabrics like Sunbrella in elevated patterns—think ticking stripes or crisp linen-like weaves—that hide dirt and dry quickly.

Design tip: Incorporate removable, washable slipcovers in neutral tones with just enough texture to camouflage spills and sunscreen stains.

Install play structures that complement the home’s architecture
Traditional play sets can be an eyesore, but custom or thoughtfully selected play structures can enhance your backyard’s aesthetic. For example, a cedar playhouse painted to match your home can look like an intentional design selection.

Design tip: If your property allows, carve out a hidden nook with a treehouse or a small natural climbing wall made from reclaimed stone. This adds adventure without overwhelming the main entertainment space.

Layer in nature play
Children love to explore. Nature-based play areas blend effortlessly into a refined backyard. Incorporate raised garden beds where your kids can grow strawberries or herbs, or add a rock garden, water table, or sensory path using natural pebbles and soft moss.

Design tip: Edge beds with materials used in the home’s hardscaping for visual consistency.

Incorporate stylish storage solutions
Outdoor clutter is the enemy of a polished backyard. Stylish storage makes it easy to keep the space clean while still being accessible to children. Built-in benches with hidden storage, custom cabinetry along an outdoor kitchen, a pool house, or an Accessory Dwelling Unit (ADU) outfitted with labeled baskets can neatly corral toys and outdoor gear.

Design tip: Use woven lidded baskets in outdoor-safe materials to store bubbles, chalk, and pool toys. This will help to control the mess, while maintaining a cohesive look.

Prioritize safety
As dusk falls, well-designed lighting transforms a backyard into a magical retreat. Choose soft, layered lighting, like lanterns, string lights, and low-voltage path lighting, to create ambiance and ensure visibility for evening play.

Design tip: Moonlighting fixtures placed high in trees cast a soft, natural light downward. LED-lit stepping stones create an elegant yet whimsical effect.

Create a year-round family retreat
If your climate allows, consider adding features that extend the use of your outdoor space beyond summer. A built-in firepit, heated patio floor, or covered outdoor movie screen area with plush seating can make your backyard a cozy family destination year-round.

Design tip: Add a sculptural swing or hammock in a shaded area for quiet reading time.

With a careful blend of intentional design, high-quality materials, and imagination, you can create outdoor spaces that foster play and creativity for children, while also being beautiful and restful for you.

🏡 June 2025 GTA Market Update: Buyers Slowly Gain Confidence

The GTA real estate market is waking up, but it is still cautious. In June 2025, affordability continued to improve with lower average prices and softer borrowing costs.

We saw 6,243 home sales, down 2.4% from June 2024. However, 19,839 new listings hit the market, up 7.7% year-over-year. More inventory means buyers had more choice and leverage to negotiate.

The average selling price came in at $1,101,691, down 5.4% from last year. The MLS Home Price Index Composite benchmark dropped 5.5% year-over-year. On a month-over-month basis, both the benchmark and average price edged lower compared to May, showing that while there is momentum, buyers are still cautious and watching economic signals.

💡 What does this mean for you?

Sellers
It is crucial to price your home correctly from the start. Buyers are smart, cautious, and have options. Overpricing can lead to your home sitting on the market longer than expected.

Buyers
You have more listings to choose from and negotiating power. With prices slightly lower and more choice, this could be a great window to act, especially before potential interest rate cuts or market shifts.

🔎 Looking ahead

If we see additional interest rate cuts and a strong trade deal with the US, consumer confidence could strengthen, leading to more activity and support for prices. For now, buyers are in a strong position to make careful, confident moves.

📊 Key stats at a glance

Homes sold: 6,243 (down 2.4% year-over-year)

New listings: 19,839 (up 7.7% year-over-year)

Average price: $1,101,691 (down 5.4% year-over-year)

MLS benchmark: down 5.5% year-over-year

💬 Let’s talk

Curious about how these trends impact your neighborhood or plans? Let’s grab a coffee or jump on a quick call. I am here to help you feel informed and ready.

Can Living Near a Starbucks Boost Your Home Value in Etobicoke, Mississauga, Oakville and the Greater Toronto Area?

Have you ever wondered if having a Starbucks close by could help your home sell faster? This question comes up often among homeowners looking to attract potential buyers in Oakville, Etobicoke, and the Greater Toronto Area. A quick stop for coffee might be a daily routine for many, but could it actually boost the value of your home? Let’s explore this idea and what it means for different types of homeowners.

The Problem: Does Location Influence Buyer Interest?

In today’s competitive real estate market, location matters more than ever. Families looking to upsize want more space, often near amenities like shopping centers and public transit. Empty nesters interested in downsizing may seek neighbourhoods that offer convenience without sacrificing comfort. Investors aiming to optimize their property’s value want to know if being near a popular spot like Starbucks makes financial sense.

Here are some of the current trends and challenges:

High Demand Areas: Oakville, Etobicoke, and the Greater Toronto Area are known for their lively communities and amenities. However, finding the right home in such high-demand areas can be tricky.

Market Competition: Modern families face strong competition when trying to upsize, and empty nesters may find it challenging to downsize in such sought-after neighbourhoods.

Investment Concerns: Investors are looking for ways to ensure good returns and question if proximity to well-known franchises like Starbucks can enhance property value.

The Agitation: Why Buyers and Sellers Should Care

Let’s break down why these trends matter for different groups:

For Modern Families

Upsizing into a neighbourhood with amenities can greatly improve quality of life. Access to schools, parks, and coffee shops are often key decision factors. But with increased interest in these areas, modern families face competition and rising home prices. They may end up in bidding wars for homes near popular spots like Starbucks.

For Empty Nesters

Downsizing doesn’t mean giving up a convenient lifestyle. Empty nesters often look for smaller homes closer to services. Locations near Starbucks might be high on their list due to the convenience factor, but these areas might carry a premium price tag, reducing affordability for those looking to downsize.

For Investors

Investors want properties with good returns. Proximity to Starbucks could signal an up-and-coming neighborhood, attracting young professionals and stable leases. However, high initial costs due to the location’s popularity could impact the perceived return on investment.

The Solution:

How to Leverage Starbucks’ Proximity When Buying or Selling

Is there a way to use coffee shop proximity to your advantage? Yes, here’s how:

For Families Looking to Upsize

When planning to upsize, consider these approaches

Scout Emerging Areas: Look beyond the immediate radius of popular areas. Nearby neighbourhoods might offer more room to grow while still providing access to your favourite amenities.

Communicate Convenience: Highlight the proximity to Starbucks and other amenities in your listings, as many buyers value convenience.

Buy Smart: Be strategic about timing and work with real estate professionals to negotiate favorable terms in competitive areas.

For Empty Nesters Looking to Downsize

When downsizing, think about:

Prioritize Essentials: Focus on homes that put essential services and luxuries within reach without inflating your budget.

Consider Long-term Value: A downsize should still appreciate well. Look for homes that balance affordability with future resale potential close to desired amenities.

Market the Lifestyle: When selling, emphasize the benefits of a convenient lifestyle with nearby coffee stops and other advantages that attract buyers.

For Investors

Investors should consider the following steps:

Evaluate Market Trends: Look at the historical growth in areas with prominent coffee chains. This could indicate potential appreciation in property value.

Calculate Long-term Gains: Ensure that the return on investment remains attractive and feasible, even at higher initial costs.

Leverage Amenities: Use proximity to Starbucks as a selling point or rental feature to attract stable tenants and long-term lease agreements.

What If You Don’t Have a Starbucks Nearby?

Not close to a Starbucks or similar amenity? Don’t worry. Properties without immediate access to such amenities shouldn’t be considered less valuable. Here’s what you can do:

1. Focus on Other Strengths: Highlight other nearby features such as parks, schools, or unique local cafés that bring a sense of community.

2. Emphasize Home Features: Professional home staging, minor renovations, and good photography can capture the buyers' attention, regardless of the location.

3. Promote Area Growth: Talk about any planned community developments, future transit improvements, or other infrastructure that could increase accessibility and convenience over time.

The Bottom Line

While living close to a Starbucks or similar amenity might have its perks, it’s just one of many factors that can influence home value and buyer interest. Successful buying, selling, and investing depend on a well-rounded approach that considers location, market trends, and personal needs. By strategically capitalizing on what your neighbourhood has to offer, you’re not just selling a home—you’re offering a lifestyle.

For personalized guidance on how to navigate the real estate market in Oakville, Etobicoke, and the Greater Toronto Area, reach out to a real estate professional. Whether you’re upsizing, downsizing, or investing, it’s about making smart decisions that reflect your lifestyle goals.

#RealEstate

How to Make Your Condo Pet-Friendly for Your Furry Family Members in the Greater Toronto Area, Mississauga and Oakville

In bustling cities like Toronto, Mississauga and Oakville, condo living is becoming a popular choice for modern families and empty nesters. With space being limited, many people find condos perfect for downsizing or for an easy-care lifestyle. But if you have pets, moving to a condo can be a bit tricky. Whether you are upsizing, investing, or even just moving your family and furry friends, making sure your new condo is pet-friendly is important.

Understanding Condo Rules for Pets

The first step in moving with pets is understanding the rules that condos have. Every condo building has its own set of rules, which can be found in the condo's Declaration, rules, and pet policy. These documents will tell you if pets are allowed and any limits on the type or number of pets you may have. Some condos have rules that restrict certain pet breeds or sizes. For example, they might only allow dogs under 30 pounds, and some may not allow cats or exotic animals at all.

What Modern Families Should Know

If you are planning to upsize to accommodate your growing family, always check the condo's pet rules to make sure you can bring your whole family, including your fur babies. Transparency is key; this means being open with your real estate professional about your pets. This helps avoid problems later and ensures a smooth transition.

Tips for Empty Nesters and Investors

Empty nesters looking to downsize to a more manageable condo should also look at pet rules closely. Even if pets don't seem important now, plans can change, and having the option to adopt a pet later might be appealing. Similarly, investors should keep pet rules in mind. A pet-friendly condo can attract more tenants.

Agitation: Why It's Important to Get This Right

Pet problems are not uncommon in condos, and understanding and following pet rules is crucial. Not knowing these rules can lead to problems for pet owners and their neighbours. For instance, leash laws usually require pets to be on a leash in communal areas. The leash should be no more than 6 feet long to ensure safety for everyone. Designated pet areas may be available for exercise and relief, but you'll need to know where these areas are to avoid fines.

Condo rules typically demand that owners pick up after their pets immediately and dispose of the waste properly. Failure to do so could mean penalties, and nobody wants that. Noise can be another issue. Pets barking or making noise can disturb neighbours. It's your job to make sure your pet isn't too loud, keeping harmony within the community.

What Happens If You Don't Meet Pet Rules?

Not following the rules can lead to fines and even conflict with the condo board or neighbours. This is why it’s important to know and follow all the pet rules before making any condo your permanent home. Being proactive can save headaches and keep everyone happy.

Solution: Making Your Condo Pet-Friendly

Even with all these rules, it’s still possible to have a happy, pet-friendly condo life. Here are some tips:

Making the Most of Small Spaces

Living in a condo means a smaller living area compared to a house. Using smart storage solutions can make your space more pet-friendly. Choose furniture with hidden storage for pet toys, food, and beds. Consider adding shelves or vertical storage options to save space.

Creating a Cozy Environment

Pets need a cozy spot to rest. Create a specific area in your condo for your pet’s bed, their toys, and food. This makes your pet feel settled and keeps your home organized. Small touches like a comfy bed in the quiet corner can make all the difference.

Exercise and Play

Exercise is key to a healthy pet, especially when living in a smaller condo. Plan daily walks and maybe even trips to nearby parks. Some condos offer pet play areas, so learn where they are and spend some time there. This helps keep your pets happy and healthy.

Pet Policies and Rental Apartments

For those who rent, knowing your rights is important. In Ontario, landlords can't have 'no pets' clauses in leases. However, they can take action if your pet is disturbing others or causes damage. So, it’s always good to check condo bylaws regarding pets before you move in.

For Landlords and Investors

If you’re renting out a condo, familiarize yourself with the Residential Tenancies Act (RTA) to understand what you're responsible for. Pet-friendly places can attract more tenants, but make sure your condo’s bylaws comply with pet laws, especially involving service animals.

Conclusion: Knowledge Is Key

Living with pets in a condo is entirely possible when you know the rules and get ready in advance. The joy of having your pet with you makes following a little extra paperwork and rules worth it. Check out the pet policies before making any decisions and be open about your needs.

For modern families, empty nesters, specially in the GTA, Mississauga and Oakville understanding and respecting these rules can lead to a better living experience for everyone involved. Taking these steps will help ensure that moving into a condo with your furry members is as smooth as possible. Always remember, knowledge is power, and knowing these rules helps you enjoy a happy, pet-friendly condo life.

#RealEstate #Pets

How will tariffs on building materials make buying a first home or condo trickier?

The Greater Toronto Area (GTA) is a bustling place with a lot of people looking to buy homes. Many are professionals currently renting, families hoping to upsize, and baby boomers wanting to move into condos. But something big is happening that could make buying a first home trickier: tariffs on building materials.

The Problem:

Tariffs Make Everything Costly The GTA, including Oakville and Etobicoke, is facing a “triple challenge.” Affordable homes are harder to find, housing supply isn’t keeping up with demand, and traffic can make even getting around a pain. Now, the cost of building materials like lumber, steel, and aluminum is about to go up 25% because of tariffs. This increase is like a big speed bump for folks trying to buy homes or condos for the first time. Builders might have to charge more to cover these costs, meaning higher prices for buyers.

Prices in the GTA are already pretty high.

Imagine trying to buy your first home when prices might skyrocket because of tariffs! They could add as much as $50,000 to the cost of building a typical house or condo.

These tariffs are coming at the same time other things are changing. The Bank of Canada cut the key interest rate to 3%, and there is talk about cutting rates even more. The Toronto Regional Real Estate Board (TRREB) predicts that by 2025, buying might be easier with lower interest rates, but tariffs add a lot of uncertainty.

Agitation:

Why Tariffs Could Delay Your Home Buying Plans So what does this mean for the average person wanting to buy a home in the GTA? People who are renting right now face a lot of questions. Is it better to buy now, before prices go up more, or wait and hope prices stabilize?

With housing prices averaging about $1,084,547 this year, even a small increase is a lot of money. Add higher building costs due to tariffs, and the house you were saving for might feel like it’s moving out of reach.

Interest rates are something to watch as well. If they rise because the economy is unstable, monthly mortgage bills could climb higher. For someone just starting out or trying to move up, this could make buying a home harder. Developers might also slow down building condos and homes due to the high costs, which means fewer choices for buyers.

People planning to sell larger homes and downsize to condos are affected too. With building costs up, new condos might be more expensive or take longer to finish. This impacts baby boomers and empty nesters who want less space but comfortable living.

What Can You Do?

How will tariffs on building materials make buying a first home or condo trickier?

If tariffs worry you, there are some things you can consider as you think about buying:

Act Now if You Can: With interest rates potentially going down more, and prices expected to rise, acting sooner might save you headaches later. If you find a good deal and can buy now, it might be worth it before tariffs hit harder.

Look at New Areas: Expanding your search to include neighborhoods with more available listings or less competition might open doors you didn’t see before.

Keep an Eye on Policy Changes: Political changes could mean new policies on housing and trade. Stay informed on any potential property tax changes or any measures to counteract these tariffs.

Work with Experts: Real estate professionals can help you understand current market conditions and guide you in making smart decisions. They know the local market and can offer advice tailored to your needs.

What if Tariffs Continue?

The big question is: what if tariffs stay around or get worse? Prices of materials might keep climbing, making new builds skyrocket. The once-predicted ease of buying a first home in 2025 might not happen if tariffs push prices even higher. Scarcity could also cause rents to rise, making renting less affordable as well.

But if more homes and condos become available, the market might balance out somewhat. People waiting to buy might find themselves with more options and slightly less competition.

The Greater Toronto Area has always been popular due to its strong job market and diverse opportunities. As long as it remains a desirable place to live and work, people will continue to look for homes here.

What's Next?

The GTA real estate market is influenced by more than just tariffs.

It’s a mix of supply and demand, interest rates, and economic changes. Whether you’re renting and saving, planning to upsize, or thinking of downsizing, these shifts impact your plans.

One thing is clear for potential buyers: staying informed and flexible is key. The real estate landscape might be tricky to navigate, but understanding market dynamics can help guide you to make the best decision. Working with someone who knows the market can offer advantages and make the process more manageable.

Whether you’re thinking about buying now or waiting for the right moment, staying proactive and understanding market changes will empower you to find the home you want in the GTA despite the challenges tariffs may bring.

How Do I Know if I am Ready to Buy My First Home?

Buying your first home is a big decision. It’s normal to feel unsure about whether you’re ready to make this move. With many steps involved and decisions to make, understanding when you’re ready is crucial. Let’s explore how to understand your readiness for purchasing a home.

Understanding Your Financial Health and Lifestyle

Check Your Savings

One of the first things to consider is your savings. Buying a home requires having enough money saved for the down payment, closing costs, and other fees. Generally, a down payment is about 5% to 20% of the home’s price. In the Greater Toronto Area, this might mean saving thousands of dollars.

Evaluate Your Income

Your income plays a big role in deciding if you’re ready to buy a home. You’ll need stable and reliable income to qualify for a mortgage. Lenders will look closely at your earnings and job stability. Make sure your income can cover mortgage payments, bills, and unexpected expenses.

Understand Your Credit Score

A good credit score is important when buying a home. It influences the mortgage rate you’re offered. The higher your score, the better the rate. Check your credit score and work on improving it if it’s low. Paying bills on time and lowering debts can help.

Consider Your Future Plans

Think about your future. Are you planning to stay in the area for a long time? Buying a home is a long-term commitment. If you plan to relocate soon, it might be better to wait.

Evaluate Your Stability

Your personal and family stability is also important. For families or individuals, being settled personally can make homeownership more manageable. If there are major changes looming, it might make sense to wait until life feels more stable.

Understand Home Maintenance

Owning a home means taking care of it. From mowing the lawn to fixing leaks, home maintenance can be time-consuming and costly. Make sure you’re ready to handle these tasks or willing to hire help.

Prepare for Financial Responsibility

A house comes with many financial responsibilities. Besides the mortgage, there are bills, property taxes, and insurance. Ensure that you’re not stretching your budget too thin, as these costs can add up quickly.

Check Your Savings

One of the first things to consider is your savings. Look at home prices in different neighbourhoods of the Greater Toronto Area. Keep an eye on trends and talk to real estate professionals to get a sense of timing.

Understand Your Needs

Before buying, know what you need in a home. Consider the number of bedrooms, proximity to work, and other factors like schools if you have children. Being clear about what you need will guide your search more effectively.

Making a Plan

Set a Budget

Determine how much you can afford to spend on a home. Include all related costs in your budget, and try not to overextend yourself financially. This budget will guide your home search.

Work with a Real Estate Agent

A realtor can make the home-buying process smoother. They understand the market, can find homes that fit your needs and budget, and guide you through contracts and negotiations.

Get Pre-Approved for a Mortgage

Consider getting pre-approved for a mortgage. This helps you understand how much you can borrow and shows sellers that you’re a serious buyer. It can speed up the buying process once you find a home you like.

Seek Expert Advice

Talk to a Financial Advisor

A financial advisor can help assess your readiness to buy a home. They can look at your financial health and offer advice unique to your situation. This professional guidance can be invaluable.

Consult with Family and Friends

Sometimes, talking to people who have already bought a home can provide good insights. They can share their experiences, lessons learned, and even mistakes to avoid.

Buying a home is a goal for many, and understanding your readiness makes the process less daunting. Financial health, lifestyle, and market knowledge all play crucial roles. With careful planning and expert advice, you can move towards homeownership with confidence.

What is Happening to Home Prices in Oakville This Year?

Oakville, a picturesque town in the Greater Toronto Area, is a place many people would like to call home. With its blend of beautiful parks, great schools, and convenient transport links, it’s no wonder this area is very attractive. But what about home prices in Oakville? Let’s find out what the market looks like this year and how it affects different groups of people.

The Problem: An Evolving Housing Market

Oakville’s real estate market is experiencing some changes. In the past, buying a house in Oakville might have felt like a race due to fewer options. But now, things are changing, perhaps making it a bit easier for people who want to buy a home there.

Some interesting facts about the market include:

The number of homes sold in Oakville in May this year was 307 units, which is a 15% decrease compared to last May.

The total number of homes sold from the beginning of the year until May is just below the numbers for the same time last year, showing a small 1.9% drop.

Interestingly, even with fewer sales, the number of new homes listed increased by 32.8% compared to last year in May.

Right now, there are over twice as many active residential listings than there were a year ago. That means more homes are available for potential buyers.

For first-time buyers or families wanting to upsize, this means there are more options to choose from. But prices still matter a lot. Currently, the overall benchmark price for homes is around $1,287,700, which is 6.9% lower than last year.

What This Means For Different Groups of Homeowners and Buyers

The changes in Oakville’s housing market mean different things for different people. Here’s how it affects you if you belong to one of these groups:

First-Time Home Buyers:

First-time buyers could find this market quite encouraging. With more homes available, it might be a bit less stressful to find something that suits their budget and preferences. But prices for houses, townhomes, and condos remain high. The benchmark price for single-family homes is $1,526,900, but townhouses are generally more affordable, with an average price of $896,500. This could be good news for those hoping to get into the property market without spending too much.

Families Looking to Upsize:

Families wanting more space might find now a good time to make their move. With more inventory and somewhat lower prices than last year, families looking for roomier homes may have more success. However, single-family homes still cost over $1.5 million, so careful budgeting and planning are necessary.

Baby Boomers and Empty Nesters:

For people looking to sell their house and downsize, the rising inventory means they should be prepared for more competition. While home prices have dipped, the increasing number of new listings could motivate sellers to be more flexible with pricing if they want to sell quickly. Shifting to a condo, which has seen consistent prices, might offer a mix of convenience and manageability. The average price for apartments is nearly unchanged at $662,900 compared to last year.

The Solution: Making Smart Moves in a Shifting Market

Here’s what can help different groups consider their next steps without stress:

Timing and Patience: More homes are available, which means buyers don’t have to rush. Taking time to find the right property without hasty decisions could prevent regrets.

Affordable Options: Exploring townhouses or condos can be a great alternative for first-time buyers and those looking to downsize. They offer space and comfort, often at a lower price than detached homes.

Work with a Professional: For assistance, partnering with an agent can bring valuable insights and help to navigate this changing market. Whether buying or selling, having expert advice can lead to better decisions.

Prepare for Offers: For sellers, making homes appealing, competitive pricing, and being prepared to entertain offers quickly can facilitate smoother transactions in this busy market.

What If the Trends Continue?

Considering the trends in Oakville’s market:

Prices Could Sway Both Directions: Prices might stabilize or even go up slightly if interest rates change or more people move into the area.

More Listings Mean More Choices: If new listings keep coming, it could continue to be a buyer’s market, allowing buyers more room to negotiate prices.

Rentals Stay Up: With high home prices, the demand for rental properties can keep rising. This could be a strong investment opportunity for those considering rental properties.

Conclusion: Opportunities in the Oakville Market

Overall, Oakville’s real estate market presents both challenges and opportunities. The increase in active listings provides some breathing room for potential buyers who have felt pressured by the rapid pace of previous years. While the prices remain high, the availability could mean more negotiation power for buyers.

For sellers, adapting to this changing market means being strategic about pricing and presentation. And for those looking to transition from larger homes to smaller, more manageable living situations, choosing wisely can ensure a smooth and beneficial move.

Whether buying your first home, relocating, upsizing, or downsizing, Oakville offers a promising landscape with its unique blend of accessibility and charm. With careful planning and the right approach, 2024 might just be the year to make your move in Oakville’s housing market.

4 Ways Homeowners Can Use Their Equity

Moving to another home or new location

You can use your equity to buy another home whether you need to upgrade to a bigger home or to downsize into a smaller one. Likewise, you can also use your equity if you want to relocate to a different area. Whether it’s to move for work, to be nearer to family, or to fulfill a lifelong dream, your equity can definitely help you in buying a new home,

Paying personal debts

Nothing feels more freeing than being debt-free. If your current goal is to clear all your personal debts, using a portion of your home equity can help you achieve that. By paying off personal debts like credit cards or car loans, you will be able to consolidate those debts at a lower interest rate. Hence, it will help you pay your debts easier. Paying off personal debts is a good start in eventually saving and growing your wealth. If you decide to use your home equity in paying those debts, just make sure to pay them on time as you will be using your house as collateral.

Starting a new business or growing your current 3 business

Funding someone’s education

Preparing for your children’s college ege is a daunting task and can be heavy on your finances. On the other hand, going back to school yourself and pursuing higher education can also cost a lot of money. Using a portion of your growing equity can help you finance you or your loved one’s education. Your future, as well as your loved one’s future, is also an important investment!

Start Building Your Equity Today

Make a bigger down payment.

The quickest and easiest way to build your equity is to put down a bigger deposit when purchasing your home. Increasing your deposit from 5% of the property value to 10% will instantly give you a bigger equity value.

Increase your monthly mortgage payment or make additional payments.

Remember that only a portion of your monthly mortgage payment will be allotted to the principal cost of the house. Increasing your monthly mortgage payment or making additional payments that go to your principal cost will help you steadily build your home’s equity.

Refinance and shorten your mortgage loan term.

Shortening your loan term might mean higher monthly payments, but it also means that you’ll have lower interest rates and that a bigger portion of your payments will go into building your equity.

Invest in remodeling or home improvement projects that can increase the value of your home.

By taking up remodeling projects whether it’s done by a professional or approached in a DIY way, your home’s equity will increase as your home’s value increases.

Just wait for the value of your home to increase in time.

If you don’t need to urgently spend your home’s equity, you can also just wait as your home’s equity increases gradually over time.

How To Prepare Your Home For Retirement

Apart from all the traveling, new hobbies, and countless adventures you’ll enjoy, retirement is also a time to rethink your current living space. It’s a fact of life that as we age, our body also loses its strength and endurance. Staircases will be like mountains, and slippery flooring will be more dangerous than ever.

Since you will have more time & money to invest in your “forever home” by then, you’ll be able to accommodate renovations and other home improvement projects for your golden years. In preparing your home for retirement, the goal is to transform your place into one that will provide you comfort, ease of access, and security for the rest of your life.

So go and look around your home, jot down enhancements you’d like to get done, and talk to your family for assistance. To guide you in this undertaking, here are our top home improvement tips that’ll help you age in place:

1. Build your life around the first floor

If you live in a multi-story home, it’s time to quit the stairs and settle living on the first floor alone. This means relocating all amenities on one level, including the master bedroom, bathroom, and laundry area. Depending on the space, you can either build these rooms from scratch or go the more cost-effective route of converting existing rooms on the first floor. Not only will your knees thank you for this, but limiting traffic on just one level will make your home easier to maintain and clean up.

Pro-tip: When relocating your bedroom, choose the quietest area away from traffic noise. This is because as you enter your senior years, it’ll be much harder to sleep deeply. Catch those zzz’s by doing this!

2.Set up a fitness spot

Don’t have a personal gym yet? Now’s the time to dedicate an area for fitness equipment such as a treadmill, yoga mat, and senior-friendly dumbbells. You can do this within the first floor or set it up outdoors to catch some sun while working out.

3. Choose a slip-resistant flooring

Switching from slippery flooring to slip-resistant is your first step to catching yourself from falling over or tripping in the future. Some options include vinyl, linoleum, cork, and carpet. These are also resilient floors, meaning they were engineered for comfort, giving your legs a break from all the other rigid floor choices.

4. Create an accessible entry point

As you age, little things– like climbing two or three steps leading to your front door – suddenly become a daunting task. To ensure that you can step in and out of your house without hassle, you can install a ramp or a gradually-inclined walkway with a handrail. Through this, you will still be able to access your home should you need the help of a wheelchair or walker one day.

While you’re at it, you can widen interior doorways by adding in a few extra inches. To fit a wheelchair, set your target doorway width at 32 inches or higher.

5. Make your bathroom senior-friendly

A couple of upgrades will help you avoid fall-related incidents in the bath. A common tip would be installing grab bars in the shower, toilet area, sink, or other areas where you’d lean on. Plus, you may want to replace a bathtub with a walk-in shower unit with a handheld shower head. This type of shower head gives you more flexibility while you bathe.

6. Invest in tech & security solutions

Does tech freak you out? We sure hope not ‘cause smart home devices would make for valuable upgrades when you retire. If you haven’t heard of the concept, your home becomes a ‘smart home’ when you furnish it with electronic gadgets designed to perform automated tasks when you command it. Lights, heating, door locks, and appliances can be voice-activated. Futuristic, isn’t it?

If you don’t have one yet, you may want to consider setting up a CCTV and an alarm system for you and your property’s protection. Also, don’t be shy in plastering signs that say your home is under constant surveillance. This measure shoos away potential criminals who might take advantage of your vulnerability as an elder.

7. Repaint and redecorate to match your style

Have you always wanted to paint your house a certain color but never did? Don’t let this turn into another ‘what if’ and do it! While it is recommended to choose a calming palette, the color of your forever home will be solely up to you. You can also perform other mini aesthetic projects such as redecorating the living room with plants, spicing up a bland wall with photo frames, and placing fresh flowers in the kitchen.

As your retirement draws near, may your home become a sanctuary to you in your golden years. Happy planning!

5 Reasons Why Every Homeowner Should Consider Selling Their Home in The Winter

When you think of the best timing of selling your home, winter might not be the first season that comes to mind! Aside from the freezing temperature outside, people are often preoccupied with the holiday season! However, there are many reasons why you should consider selling your home during the winter.

If you want to sell your home during the winter but are hesitant, here are five reasons to do it!

1. The buyers are serious.

Unlike popular belief, demand does not really go that low during winter. And while it is not the peak buying season, the buyers that will encounter are much more serious and motivated. The buyers you will encounter during winter are often in a rush, are ready to make offers, and plan on moving in before or after the new year. This is a great advantage for sellers because you don’t have to waste your time with buyers who are just looking.

2. There Is less competition.

You won’t have that much competition if you sell your home during winter. Many people decide against listing their homes during winter and wait for Spring instead. With less competition, it will be easier for your listing to stand out. You’ll be able to have a higher chance at attracting buyers and selling your home much quicker and at a better deal for you.

3. Loans are processed quicker.

For lenders, winter is a time when the inventory is smaller and they have more time to process loans. Since loans can be processed more quickly than other seasons, your selling process will be much smoother and your road to closing will be faster. If you or your buyer is in a rush to close the home before the new year, your buyers will not have s problem processing their loans.

4. You can get better deals.

Since there is less competition and buyers are much more motivated during this season, you can definitely negotiate better deals with your buyers. According to Redfin, listings during winter actually sell faster and for more money. Make sure to stage your home, create a good and sound contract, and have it inspected so you can put a premium on its price. You can take advantage of serious buyers and try to sell your property at a higher price and better payment terms.

5. It’s a great way to start the year.

If you’ve been wanting to sell your home or if there’s an inevitable reason to do it, doing it before the start of the year is definitely the best time. The end of the year is the perfect time to let go of your property. It is the perfect timing for Spring where you’ll be able to move on and start anew without carrying any pieces of baggage from the year before.

Selling your home during the winter, whether it’s because of financial reasons, relocation, or if it’s an investment property you’ve been holding on to, is a decision that you will be thankful for when Springtime comes.

If you think that it’s best for you to wait for Spring or Fall to sell your home, you better think again. While there are many factors that can contribute to your listing being sold, winter can definitely be a good time to sell it if you give it a chance. Keep these five reasons in mind the next time you hesitate on selling a home during winter!

The Do’s and Don’ts of Buying a Home from a Friend

Buying a home from a friend or a relative can be a great choice. For one, you might already be familiar with the house. You can also score a better deal that can help save you money. Having a less complicated closing process is another great advantage.

However, there are also some disadvantages. Although you are friends with the seller, it is advised that you still go through inspections, get disclosure forms, and negotiate professionally. In some cases, business transactions between friends such as this can go sour.

Make sure to follow the right steps to avoid any conflict that can damage your relationship. Here are the do’s and don’ts of buying a home from a friend.

Do’s of Buying a Home From A Friend

Get pre-approved for a mortgage.

Once you initially discuss buying a home from your friend, make sure that you apply for a mortgage pre-approval from your bank. Your friend might not require it, but it’s a kind and genuine gesture that shows that you are serious in buying his or her house. Having an approval letter gives your friend the assurance that you are qualified for a mortgage and that you can actually afford to buy the property.

It can be stressful for both of you to go through the next steps of the home buying journey and then find out later on that you are not qualified for a mortgage.

Conduct a home inspection.

You might be familiar with your friend’s property already or have spent a lot of time there, but it’s still important to conduct a home inspection to see any structural damages, foundational cracks, and other hidden faults that you won’t easily notice.

By having a professional home inspection done, you’ll be more aware of any repairs you need to make or if there are any red flags that you need to avoid. It could save you money when negotiating the contract price or even save you from buying something you might regret in the future.

Get everything in writing

Just because you are friends with the seller, doesn’t mean that everything can be talked about without writing legal contracts and agreements. Being too casual about business transactions such as this is where conflicts and disagreements can root from. Even if you trust each other, it’s important to have a tangible piece of paper that you can use as a basis for your transaction. Make sure that the seller provides home maintenance and repair conditions, disclosure forms, homeowners insurance records, the contract of the property sale, and of course, the title of the property.

Don’ts of Buying a Home From A Friend

Try to do the paperwork on your own.

When buying a home from your friend, you might be tempted to skip hiring a real estate agent or legal attorney to handle any paperworks or legal documents. Unless one of you is knowledgeable about these things, it’s better to let the professionals handle it to avoid any mistakes that can cost legal repercussions later on.

Ask for a discount that’s way below the market price.

Depending on how close you are with your friend, some might say that you shouldn’t ask for any discount at all unless it is voluntarily given as a sign of respect. It might be okay to negotiate with your friend, but don’t think that just because you are friends, you can expect to buy it way below the market price.Whether your friend inherited the house or bought it with his or her own money, you should respect that it is your friend’s property and that you should buy it at a fair price.

Speaking of fair prices, on the other hand, you should also be careful about your friend selling it to you at a price that’s higher than its market price. Your friend could be the one taking advantage of you, and you should be cautious about this happening too. It’s best if you can have the property go through a home appraisal to determine its real value.

Forget to ask about a seller’s disclosure form.

Don’t forget to ask your friend to give you a proper home disclosure form so you can have a record of anything concerning that’s happened in the property before. In most places, this is mandatory and lack of disclosures can lead to lawsuits (which we don’t want to happen, of course). Did a fire occur before? Water damage or toxic materials in the house? Any past disputes over property lines or fencing? You might be friends, but of course, transparency is always important in any transaction.

Don’t forget to keep these in mind when buying a house from a friend. It’s a great chance to buy a house from someone you trust. It will make the homebuying process a lot easier, especially if it’s your first time buying a home. Just make sure to keep your discussions open to both parties’ ideas and to keep things transparent so that it can be a transaction that can benefit both of you.

How To Make 1st Impressions Count When Selling Your Home

Now that you have decided to sell your home, how will you turn your home into the most valuable asset it can be? No matter if you are selling your home yourself, or using an agent like myself, knowing about these low cost tips will help you increase the overall monetary return when you sell your house.

While a particular buyer may not like your home for many different reasons, a buyer’s agent is much more likely to bring other buyers back to a home that shows well. In the small community of real estate agents, word does get out pretty quickly when a home on the market is showcase ready.

From the moment a prospective buyer pulls up outside your property they are forming important opinions that make or break a sale. They’re taking in factors like the condition of the property, potential maintenance issues and general street appeal, and this critical evaluation only continues when they enter a home.

Importantly, research indicates these first impressions take only 26 seconds to make, meaning a property owner has a very limited window of opportunity when it comes to getting it right.

First Impressions – What I’m about to tell you may seem minor and easily overlooked, but this advice goes hand-in-hand with the very well known concept of Curb Appeal. Whereas curb appeal is the very first gut feeling a potential buyer has about your house, the buyer’s first impression lasts as they walk up to the front door to the point when the door first opens. With this in mind, the front door should be especially sharp, since it is the entryway into the house. Polish the door fixture so it gleams. If the door needs refinishing or repainting, make sure to get that done.

If you have a cute, little plaque or shingle with your family name on it, remove it. Even if it is just on the mailbox. You can always put it up again once you move. It is important to make your house anonymous as if the house already belongs to the next owner. Buy a new, plush door mat, too. This is something else you can take with you once you move.

Make sure the lock works easily and the key fits properly. When a homebuyer comes to visit your home, the agent uses the key from the lock box to unlock the door. If there is trouble working the lock while everyone else stands around waiting, this sends a negative first impression to prospective home buyers. If the lock is sticky, sometimes a shot of graphite in the keyhole is all that is needed.

Then, there is the entry way. Are there shoes or other clutter in the foyer, does the first impression of the inside of your home impress a buyer of things to come set them up for a polite, but quick tour of your home?

In any housing market, but especially in a buyer’s market, your house is in competition with all the other houses on sale in your neighbourhood. How your home competes is key to turning a prospective buyer in to a buyer with an offer.

A first impression will not last, if the rest of your home is not presentable. Many home sellers wonder what trade-offs to make, how much budget to allocate to get their home ready to list and sell. The starting place is to think like a buyer, put yourself in your buyers shoes, walk across the street from your house and walk up to the front door, make notes of all the things that you’d want to see fixed if you were going to buy your own house.

A first impression is a lasting one, and it doesn’t take significant time or financial outlay to ensure your property’s first impression is favourable.

Critically, when you get that all-important first impression right, you’re more likely to secure a second inspection, which in turn drastically increases the chances of swiftly selling your home.

What Today’s Homebuyers Are Looking For

Different homebuyers have different criteria when it comes to looking for a new home. Some buyers purchase a home because of its location. Some buyers prioritize the size of the house especially if they have a growing family. However, they all have one thing in common – they want a home where they can live comfortably and a property that will increase its value over time. Aside from the specific features that they want in a home based on their preferences, they want a house that will be worth their money.

If you are selling a home or planning to sell one soon, it would be best to know what today’s homebuyers are looking for. This will help give your property and advantage and get you a good offer. Here are just a few things of what today’s homebuyers are looking for:

Accessibility

An important thing that homebuyers look for in a home is its location. This would probably be the first thing that most homebuyers consider when looking for a home. They start with the location. Is it near their workplace? What are the nearby establishments? Are there parks, groceries, hospitals, and schools? What about transportation? It would be convenient if the public transportation is accessible. If the home buyer prefers driving his/her own car, he/she would definitely want to check the traffic and know about how long it takes to drive in and out the neighborhood.

Hardwood floors

Most home buyers prefer new homes with hardwood floors. Aside from its clean look, it is more durable and easier to maintain than carpets. Carpets need to be replaced after a few years and also need to be cleaned regularly. If it gathers too much dust and dirt, it can trigger allergies and be a cause of sickness. With hardwood floors, it just needs to be swept from time to time. To make it look new again, it just needs to be refinished based on the homeowner’s preference.

If the home you are selling currently does not have hardwood floors and you want to upgrade before you sell, you might need to spend some cash as hardwood floorings can be a bit pricey. Fortunately, there are cheaper options like engineered wood flooring. This alternative can help you achieve the look and durability of real wood but with an affordable price.

Outdoor living spaces

Another feature that home buyers look for in a home is outdoor living spaces. Staying inside the house for too long can sometimes feel suffocating. So some people prefer to have an outdoor space where they can hang out while still within the confines of their home. This outdoor space can be an additional living space without the cost of large-scale home addition.

Make sure to take care of your patio or backyard and make it look nice. If home buyers see the outdoor space in your listing or during open house, your property will definitely have an advantage among your competitors.

Energy efficiency

Many homebuyers are starting to realize the importance of an energy efficient home. From benefits like savings in electricity and water bills, environmental friendliness, and using smart home technology, having an energy efficient home can definitely make it stand out from the rest.

If you are building a home from scratch make sure that you incorporate a smart design. If you want to transform your current home, you can do so by installing smart home devices such as smart light bulbs, locks, and appliances. Have solar panels installed at home and make sure that you have energy efficient heating and cooling systems.

Laundry room

When people buy a house, they don’t only look at the living room and facade. Homebuyers these days are practical. When you think of day-to-day living, having a comfortable laundry room is one of the most helpful things in the house.

People don’t like turning other rooms into a laundry room, especially so they can keep the mess of dirty laundry just in one place. Having a separate, spacious room where they can wash, dry, iron, and fold clothes can increase the value of your home and make it more attractive to buyers.

Of course, as a home seller, you might not meet all the expectations of homebuyers and that’s okay. Make sure to highlight the good and unique features of your home and improve it in areas possible. In the end, it all comes down to setting the right expectations with the buyer. You can also work with hiring the right real estate agent that can help you find the right buyer for your home.

Why Professional Photography Matters When Selling Your Home

We’ve all heard the old saying “A picture is worth a thousand words.” And, in real estate, pictures make a huge difference in how quickly you sell your home.

Now, thanks to the continued advancement of technology, buyers can have an intimate look into your home they are interested in without ever leaving their couch. And buyers are doing their research, more now than ever before. They are filtering through sites based on location, prices, school districts, square footage, etc. Once they have narrowed down their search to their liking, they are immediately flipping through photos. And you need photos that make buyers want to see your home in person!

One of the most important things that will set your property out from others the photographs. When a buyer is looking in MLS, the Internet or in some other location, photographs draw their attention. Is this shallow? Well, yes and no.

Your house might be stunning and beautiful, but if someone browsing your listing online can’t see that, then you’re losing out big time.

Also, just because photos have been taken doesn’t mean that they’re high quality. The appropriate lighting, angles and staging are all key components of well done real estate photographs. Once again, this is why leaving the job to a professional real estate photographer is best. Remember that this future buyer is probably scanning through dozens of different listings within a matter of minutes, so attention-catching photos is a must.

You would be shocked how many people put little or no effort into the photographs of their property. As an old commercial slogan stated – Image is everything. A shallow statement, but true. Your photographs represent the first curb appeal impression buyers will get of your property.

As time goes on and technology continues to advance, online platforms and visual tools become more robust allowing home buyers more and more insight into a home before ever connecting with the seller or agent.

This means you need to strongly consider hiring a professional photographer to take the photographs. They understand lighting, angles and so on. It may sound like an unnecessary expense, but it can be the difference between a sale and sitting on the market for month after month.

Should You Hire A Professional Organizer Or Do It Yourself?

Is your den a disaster? Is your closet so crammed that you can’t find pants and shoes that match? If you’re like many people, you have so much stuff that you can’t control it. So you just throw up your hands and let it accumulate. Well, it might be time to call in a professional organizer. These specialists can help clear out and clean up junky garages, stuffed closets, dirty dens and even your computer’s hard drive.

A lot of people ask me if it’s really worth hiring a professional organizer or if you’re better off doing it yourself.

Both are valuable options, but either way you should understand the specific steps and strategies to having a more organized home, making little changes gradually to simplify life at home.

Well at first glance having someone do things for you can certainly seem better than doing it yourself. And most people are confident that they can tackle their organization projects on their own. But when those projects get overwhelming and you stall out, it’s time to consider hiring a professional.

Professional organizers can work with you to decide what you want to keep, and to identify where unwanted items will go. They will, in many cases, facilitate the disposal, donation or sale of belongings a client wants to part with. They also work with clients to determine what the functions of their spaces should be, and to set up those spaces in ways that can be easily maintained.

But there are things to consider before you hire someone.

How do you know, once the service is complete, you are going to be satisfied or if you are even going to be able to maintain organization beyond a week, a month or a year from now?

Now here’s the thing.

If you really, really want to make changes to the way you live in your home, you need to start living your life a little differently.

You should be able to manage your “stuff” and understand what it really takes to start enjoying the benefits of home organization.

Learn what it takes to get organized from the inside-out and discover the basic and simple rules of home organization so you can enjoy more time, more space and a better, happier life at home.

Then, even if later down the road you decide to hire someone to help you, you will be more knowledgeable, you will understand the process more and — combined with a few changes — you will be living in an organized home before you know it.

Concrete Ideas For The Do-It-Yourselfers

You can enhance your home’s existing concrete surfaces using acid stains, water based stains, epoxy paints, and scoring techniques. If you’re tired of looking at dull grey concrete, there are some fairly easy projects for the serious do-it-yourselfer to give your concrete a refreshing new look. Or perhaps you plan to have some new concrete installed but you don’t want plain grey concrete. Decorative concrete work costs double to triple that of regular concrete and many people simply can’t afford it. There are inexpensive ways to decorate concrete after it has cured without having to pay skilled tradesmen.

Acid based concrete stains are becoming more and more popular for colouring concrete surfaces. They chemically react with the cementitious material to produce permanent colour with variegated or mottled appearance like that of marble. This results in a natural, elegant looking surface. Acid stains are available in 8-10 different colours, mainly brown, green, and reddish earth tones. A coat of clear concrete sealer when you’re finished really brings out the colours and beauty of acid stains.

Water based concrete stains are an alternative to acid stains and are much more user friendly because they’re much less toxic. These stains don’t chemically react with the concrete; they are absorbed into the surface pores and act like a dye. The big advantage of water based stains is the wide array of colours available. You can find just about any colour in the spectrum and create a more vibrant and consistent appearance.

If you want to venture beyond the basic staining of concrete, consider using some scoring techniques to create patterns on the surface. You can make your concrete look like a tile floor for example. It’s up to your imagination. An angle grinder with a 4 inch grinding or cutting wheel is the ideal tool for this. The important thing to remember when scoring is to draw the pattern on the concrete first and make sure you’re satisfied with the way it looks because scoring is irreversible. Most people don’t own an angle grinder but you can rent one at almost any tool rental shop.

Epoxy paints make an excellent coating for garage floors and basement floors. Many commercial floors have epoxy coatings because of their durability and resistance to chemical spills as well as their appearance. In recent years, however, it has become very popular for residential use with an increasing availability of different colours. This is not a difficult project, but the key to successful application is surface preparation. Epoxy paints have also become available in a water based form making it safe for the do-it-yourselfer and ideal for indoor applications.

4 Things You Need To Know Before You Move

MOVING! The very thought of it can send chills down our spine and can cause us to break out into a cold sweat. Experts say that any kind of “change” creates “stress”. Moving, (and especially if we are relocating to a new city or state), represents a huge change and naturally brings a great amount of stress along with it. This can be a double whammy, because stress can lead to a lack of energy and motivation. Many of us tend to procrastinate during stressful periods of our lives. This is one time, though, when we must rise above that.

When preparing for a move we need to put the pedal to the metal and get a lot of things done.

This checklist contains many suggestions that may seem like “no-brainers”. However, the very act of printing out these simple suggestions and reminders can become a significant security blanket as the dreaded time approaches. Moving and relocating calls for being proactive, grabbing the bull by the horns and actually completing certain chores well in advance of their deadlines.

Hopefully this little article will help you to accomplish that.

Get rid of what you don’t need.

Many of us are “pack rats”. One thing that we can accomplish immediately is going through all of our “stuff” and getting rid of what we don’t need anymore. Moving unwanted clothing and bric-a-bracs from one place of residence to another is a great waste of time and effort. It is surprising how much more in control we feel once we start narrowing down our “inventory” to what we actually need to keep. Getting rid of the unwanted items can be done by having a garage sale long before moving time and then donating the leftovers to the Salvation Army or other charitable groups.

Get all important papers and documents together and secure them.

Since moving is hectic, to say the least, we need to be aware of the exact location of all of our important items. Things that we absolutely must not lose or misplace should certainly be hand carried, not put in a box for the movers:

Address Books, Birth Certificates, Bank Statements, Checks, Credit Cards and Statements, Home Movies, Irreplaceable Memorabilia, Insurance Policies, Marriage Records, Medical and Dental Records, Military Records, Passports, Photos and Photo Albums, Resumes, School Records, Stock Certificates, Tax Returns, Telephone Numbers, Valuables, Vehicle Documents, Wills.

Prepare well in advance for living at your new location.

There are many things that we can do at our new location well in advance of our move that will help smooth out the bumps and grinds of our relocation process when the actual event occurs: Open up new bank accounts. Open up a new Safe Deposit Box. Contact the new area utility companies and arrange for your new services. These can include Cable TV, gas, electric, oil, telephone, water and Internet access. Arrange for new medical providers. If you are moving to a new state, contact the DMV and get forms necessary to re-register your vehicles. Contact your insurance companies and find out if your car insurance, homeowner’s insurance, etc. can be transferred. If not, find an Insurance Broker in your new area and discuss your needs and requirements for new policies. Go to the post office and get a moving kit. Prepare change of address forms for all of your correspondents; credit card companies, other credit accounts, banks, insurance companies, current utility companies for final statements, magazines and other subscriptions, family, friends, and any other persons or businesses that you correspond with on a regular basis.

As the time approaches, have the important numbers handy.

As moving day approaches and when the moving process actually begins, you don’t want to be hunting for phone numbers in wallets, purses, or address books. Have a nice new notebook or electronic notebook ready with all important phone numbers written clearly and legibly for both your old and new contacts: Banks, Doctors, Emergency contacts, Family members, Friends, Landlords or Real Estate Brokers, Movers, Pharmacies Schools, Storage Facilities, Utilities.

With proper planning and preparation the moving process, though never fun, can at least be sane.

10 Point Checklist For Finding & Buying The Perfect Holiday Home In The Sun

At this time of the year when the days are short and the skies are grey, focus tends to shift towards the glorious summer months when we can escape the daily commuter grind and the realities of the 9 to 5 and take a couple of weeks out to lie on a sun drenched beach somewhere. But why take just two weeks away when you could own a holiday home in the sun, vacation in it whenever you wanted to and even let it out for an earnings supplementing rental income? If you’re one of the increasing numbers of people considering buying real estate for investment purposes, why not combine your investment with pleasure and buy a holiday home abroad? Buying real estate overseas needn’t be a complicated or stressful experience; with this ten step guide to buying property abroad you’ll find the whole process a breeze – and you’ll be lying next to your very own swimming pool soaking up the summer sunshine before you know it.

Country

You may already have had your perfect holiday and know exactly where you’d ideally like to own a holiday home in the sun, if on the other hand you’re still undecided about which country to buy a second home in you should factor at least the following considerations into your country based research to determine which nation ideally suites your requirements: – weather, property prices, accessibility, stability and things to do.

Location

Having decided on a country the next challenge is to find the most suitable area of the country to target for your holiday home search. Think about whether you want to be close to the coast, inland, in a city, away from the crowds, in the thick of it or on a desert island.

Property Type

Apartment, detached villa, bungalow or rural retreat – which property type suits you and also, if you’re thinking about renting out your holiday home in the sun, which type of property will be easiest to rent?

Budget

How much money have you got available to you, how much money will be required in fees and taxes when buying overseas? Think carefully about how much of your budget you can allocate to buying a property and then stick to that figure, do not be tempted to over extend yourself as this could get you into difficulties and even prevent you from having the funds available to travel and holiday in your brand new property.

Assistance

Because you’re potentially buying in a foreign country you may encounter language barriers, different legal systems and a whole new buying process therefore it is wise to employ the services of a real estate agent and essential to secure the services of a lawyer who can guide and protect you throughout the purchase process.

Management

Whether you intend to let out your holiday home or not you will probably require the services of a good management company to make sure your pool is clean, your roof never leaks and no one tries to break into your home. Take recommendations locally from other people who have their second homes looked after by a third party and don’t be afraid to ask a property management company for references.

Income

If you’ll be letting out your home in the sun for an income find out about any taxation you will be liable for on that income and also about any deductions you can take from your liability to reduce your overall taxation burden.

Investment

If you’re interested in holding property overseas for investment purposes look into the buoyancy of a market and ensure that the real estate market is capable of sustaining an investment property. Some overseas real estate markets are stagnant and difficult to realize a capital gain from.

Insurance

Because your property will either be vacant for long periods of time or occupied by people unknown to you it will be important to have insurances in place for the building and the contents.

Enjoyment

And last but not least, once you’ve secured your holiday home in the sun save as much money as possible so that you can enjoy your home as often as possible and for as long as possible! After all, you deserve the time away from work.

Bathroom Design Strategies That Increase The Value Of Your Home

When it comes to adding value to your property, focusing in on the bathroom and kitchen almost certainly guarantees profitable returns.

If you’re considering making your home appealing to potential buyers, then one of the first places to start is in the bathroom.

When it comes to bathroom design, what is it that most people really want? Would choosing a spacious jetted tub above a soaker tub be financially beneficial in the long haul?

Wouldn’t designing your bathroom be a much easier task if you were armed with a guideline of what tickled the fancy of potential homebuyers? If you’re going to design your bathroom get it right the first time round to avoid flushing away hard-earned money.

Hello simplicity

From as far back as the 1960s much focus was placed on bold colour in the bathroom. Patterned wall tiles of nautical creatures and over-the-top colours were the trend, along with plastic. Plastic bathroom decor was the craze, from bold orange, olive green, mustard yellow and chocolate brown coloured toothbrush, soap and towel holders, to thick patterned plastic shower curtains that screamed colours of the boldest nature.

As the times moved on, the 1970s and early 1980s became a period when gold bathroom fixings and furnishing, such as taps, towel rails and toilet roll holders, were considered very stylish. These ostentatious gold trimmed features were all the rage, and bathroom decor was ‘loud’. Added to this were those once delightful bathroom suites in colours avocado, coral pink, and chocolate brown. Bathroom colour has changed dramatically over the past few decades, and shades have become more neutral, sometimes with a hint of colour that adds a complementary vigour to the overall scheme.

So, when designing and decorating your bathroom, consider white decor, and opt for chrome fixtures and furnishings. Not only do the lend to a much more of a neutral palette, they will appeal to the majority of potential homebuyers, therefore adding to the overall value of your home.

Shower power

When designing a bathroom at home, we face the dilemma of opting for the installation of either a shower or a bathtub. In both cases, design plays an important role, but this role is even bigger as far as functionality, space availability, and the necessary requirements are concerned. Fitting out a large bathroom is not the same as doing a small one, and furthermore, the fact that the bathroom is used for just a person is far different from a whole family’s way of using it.

Consider installing a shower over the bath if space is limited.

A shower takes up much less space than a bathtub, and it also offers a high adaptability to any space. There are shower models of all kinds of sizes, colours, designs and shapes, and its access becomes much easier and faster.

Saving water is, moreover, a plus for the shower installation. According to many studies, showering instead of taking a bath is a great water saver, providing that is used responsibly.

Choosing your bath tub

The bathtub becomes the centre of attention in the bathroom, by bringing together almost the whole decorative style and at the same time, it becomes the focus of attention. Furthermore, nowadays we can find highly contemporary minimalist bathtub designs which are able to delight interior design and turn it into something very exclusive and unique.

Bathroom flooring

Bathroom flooring needs to withstand water and high humidity while keeping slip resistance. Most homeowners prefer floors that are also easy to clean and maintain. The best flooring types for the bathroom are more than just functional. They are also attractive and improve home decor. Consider features such as shape, colour, texture, and material when choosing flooring for bathrooms.

Ceramic and porcelain floor tiles are a popular choice for flooring in the bathroom. Consider choosing a textured tile to help keep bathroom floors from getting slippery when wet.

Keep it clean

If you are planning to put your home on the market, inspect your bathroom for those small generally unnoticed flaws, like mould on the silicone sealant around the bath, and even on your shower curtain if you have one. Potential homebuyers may notice these small faults, which could send then running!

It’s up to each homeowner to decide if a bathroom renovation is worth the expense. Overall though, you can expect to get a good return on the money that you spend, plus a high joy score out of the project. If having a bathroom that you enjoy being in matters to you, then go for it. It’s just icing on the cake that you’ll get to recoup a lot of the associated costs as well.

10 Costliest Landlord Mistakes

Classic business philosophy teaches that a great part of survival and subsequent success lies in an operation’s ability to reduce mistakes. The cost or repairing the mistakes is inversely proportional to the amount of profit potential of the operation. In other words…”Mistakes Kill the Profit Margin!”

As landlord’s, we don’t want to do damage to the precious profit margin we fought so hard to nurture. A landlord’s profit margin struggles every day to survive, grow and flourish in a sea of predators, competitors and government regulators. Below are the top 10 threats to your thriving profit margin.

Poor Screening

The costliest mistake is accepting a new tenant without properly screening. An undesirable tenant will often have a poor rental and financial histories. Landlords should review previous landlord relations, credit reports, courthouse records and income. It is probable that if they have not met their obligations with previous landlords, then chances are that they will repeat their behaviour with new landlords. Many landlords have faced horrific situations where tenants have stopped paying rent while employing legal maneuvering to avoid eviction. Others have faced tenants who moved in and initiated criminal activity, which adversely affected other tenants and neighbours. Either of these scenarios translates into expensive ordeals where the measures of rectifying the situation can threaten the financial stability of the landlord.

A thorough screening also involves verifying that the person who is applying is the same person that submits credit/criminal info for screening. A picture I.D. should be cross-referenced with the application at minimum. Landlords must make sure that there are no omissions, inaccuracies or inconsistency in the actual application. Due diligence will certainly save landlords much money and stress.

Lease Preparation

Having a poorly prepared lease is very costly because it is the document that legally binds the landlord to the tenant. It is the rules of the relationship that dictate conflict resolution, financial responsibility and terms of execution. With out a professionally prepared lease the landlord stands to forfeit many of the rights afforded to the owners of the property. Landlords need to employ leases that are designed to protect them and their property and not the other way around. Many generic leases do not take into account the values of the landlord. Therefore, a custom lease would assure the landlord that their interests are protected.

Many times landlords receive requests for agreements after the lease has been signed. Landlords will use their best judgment when deciding to agree to a proposal but must never neglect to put the agreement on paper. A verbal agreement is always vulnerable to a false interpretation by the tenant.

Rent Collections

Landlords must always enforce the terms of rent payment as it is written in the lease including late payments and fees. If not enforced, the landlord runs the risk of creating a dangerous precedent that will certainly cost the landlord dearly. If a tenant fails to pay rent for two weeks, then legal notices and actions must be initiated as soon as the law allows. Landlords should not accept partial payments. The courts interpret receiving partial payments from tenants as an acceptance of terms by the landlord. The eviction process is subsequently terminated for that rental period while landlord’s costs increase.

If a tenant has had a poor history of paying rent on time, a landlord should consider not renewing the lease. Being late consistently is a sign of financial trouble and future uncertainty for the landlord. Poor payment habits can be a precursor to bankruptcy or evictions.

Law and Regulation Ignorance

Many landlords get into rental business with out learning the rules of the game. To get a perspective of the folly of not knowing the rule, Imagine trying to play basketball with out knowledge of the rules. You would become paralyzed from the constant rule infractions. It would be impossible to win. Translated to the rental business: Knowledge of the Laws and regulations can make the difference between a profitable venture and a loser.

Landlords must familiarize themselves with the Landlord/Tenant Act. Every State or Province has different laws, therefore due diligence must be taken by landlords to educate themselves. Landlords must also take the initiative to draw upon with the experiences of other landlords. Many landlord advocacy groups exist in most communities and the Internet.

Finally, it encouraged for landlords to develop a relationship with a real estate attorney that specializes in the rental industry. Having a knowledgeable supporter on your side can relieve a lot of uncertainty. A landlord must never wait to the last minute to develop a relationship with an attorney because the requirement of immediate response will prove to be costly.

Poor Response to Service Requests

The number one reason that tenants do not renew their leases is poor response and execution for service requests from the landlord. Tenants expect a constant inspection, repair, and preservation of the general conditions of their rental home. This also includes a timely repair or replacement of parts for appliances. Everything has to be in working order and problems must be addressed quickly and courteously. Everything has to be in working order and problems must be addressed quickly and courteously. To facilitate an efficient delivery of maintenance requests, the property manager’s best method of receiving these requests is actually answering the telephone. When the manager is too busy to actually answer the phone or the request comes at an odd hour, many properties utilize apartment call centers. This resource allows properties to always have a human responding to the needs of their tenants. The apartment call centers are industry specific and have a direct, open communication with the maintenance and property management. Maintenance requests should be supported by a shared calendar that documents the request cycle: creation, delivery, execution, completion and follow-up. Maintenance requests, if implemented properly, should be a team effort that will lessen and distribute workload through the property staff.

Not Employing Good Customer Service

Running a rental business is just like any other business in the sense with respect to employing good customer service. Many landlords forget that they would not be in business if it weren’t for the customer. Practicing good customer service not only reduces tenant turnover, it also is one of the primary forms of marketing. Word of mouth advertising is the time tested, most effective way to promote any business. In the long run, a positive approach to communicating with your tenants will reflect in the profitability and value of a property. On the other hand, poor customer service will take a toll on the general conditions of the property. Tenants will not respect the property by not cleaning up after themselves or not following the property’s rules and regulations. Therefore, poor customer service may result in high turnover, high vacancies, higher operational costs and lower profits.

Not paying taxes

Many landlords do not have their rental income as their primary source of income and neglect to report their income to the government. Others fail to pay property taxes because they don’t reside in the property. Failing to declare income and ignoring property taxes can cause very expensive recovery efforts. The government will assess taxes, add fees, add penalties and assign interest. Other costs will come from attorney fees, added accountant charges and personal time. In extreme cases, landlords may get their property confiscated.

Not waiting for the funds to clear

In a rush to fill the occupancy, many landlords make the mistake of allowing the tenants to move in before the funds are cleared. The scenario of tenants moving into a property too soon has caused numerous headaches for landlords having to initiate eviction procedures without ever collecting any rent or deposit. Always ask for money orders and certified checks or simply wait for the funds to clear the bank.

Not conducting a detailed pre move-in inspection

Neglecting to have the tenants complete a pre move-in inspection can result in damages to a property that cannot be documented by the landlord. Payment for rent must not be accepted until this inspection is completed.

Not keeping a professional landlord/tenant relationship

Landlords must always uphold a professional relationship with tenants to avoid the pitfalls of not employing the codes of conduct that are based on the stipulations outlined in the lease. The professional relationship is based on the landlord realizing profits from the rental business. Changing the nature of the business relationship threatens the ability for the landlord to collect rent.

How To Know When To Build A New House VS Buying An Existing One

Everyone has fantasized at some point about his or her dream house. You may want closets big enough to live in; a bathroom that doubles as a spa; a kitchen in which you could produce programs for the Food Network but, as in most fantasies, there is usually some epic journey required to achieve the goal. And building your dream house follows that plot line all too closely.

But isn’t it the dream that makes the quest worthwhile? Yes, if you can weather the storms and battles along the way. And the determination to keep moving forward is usually a function of a strong will and a big heart.

It is likely that you have options when you begin the process of buying a home. There may be existing homes in the area that are affordable and that meet your needs. But there are always things about any property or house that don’t exactly meet with your approval. The basement may not be finished or the yard may be too small or the interior decor may have to be entirely redone. It is virtually impossible to buy an existing home without making compromises.

Building new allows you to imagine, design and build the home that accommodates needs and amenities that are important to you within a budget of course. And that is one thing that must be considered. A new home will be more expensive, on a cost per foot basis, than an existing one. That is due to the cost of land, the price of building materials and labor expense. You might also find that taxes are high as a new area is developed and the municipal authorities factor in the required infrastructure for a growing population and the need for services like education, law enforcement and recreation. You may find yourself subsidizing some of these costs as an area develops.

The ongoing costs associated with an existing house are more predictable. However, there will likely be more maintenance expense than for a new house and energy costs tend to be higher with older properties because newer homes are more energy efficient.

Commuting costs may be an issue. Developers must go further and further out to find enough land to accommodate a new subdivision. That may mean higher costs for commuting to work and to access other businesses and venues that may be closer to the nearest major population centre. You should consider this from both a monetary perspective and to determine if you are comfortable with an additional investment of time.

If your new house is built in a subdivision there may be ongoing fees required. In addition, there may be covenants that are designed to protect property values that may apply serious restrictions on your ability to enhance your home and/or your property down the road.

A new home needs new landscaping. This may be included in the price of the home but there will likely be a limit to what is covered under the agreement. To landscape the property in a way that is truly satisfying may require an additional outlay.

Beware of construction delays! Building contractors are notorious for setting deadlines they miss and making promises they can’t keep. Make sure you do some thorough research about the builder and his track record before you commit. Weather is always unpredictable and may have an effect but that should be factored in from the start.

A new subdivision can be a hornet’s nest of building activity. If you move into your home early in the process be prepared for hammering, sawing, trucks, mud and general chaos for quite a while as the subdivision progresses. This is a lifestyle issue and is a temporary inconvenience. But some have found this level of activity disconcerting and disruptive especially when they are settling into their dream home and trying to savour the experience.

If you build new be prepared to stay for a while. With new construction all around you it would be difficult to compete with the rest of the properties available for others who want to build a house from the ground up. You would have to make it worth their while and that usually means a compromise in price.

All this being said (and trust me there is more that could be said) there is nothing quite as satisfying as showcasing the house to family and friends that you designed and built and that reflects your unique vision and personality. If you survive the journey, you will likely have turned your fantasy into reality.

GTA Market Update

The housing market in the Greater Toronto Area witnessed a notable resurgence in February 2024, as buyers re-entered the fray despite prevailing challenges. With the release of statistics by the Toronto Regional Real Estate Board (TRREB), it becomes evident that the market dynamics are shifting, offering renewed opportunities for both buyers and sellers alike.

In February, home sales and new listings in the GTA experienced a significant increase compared to the previous year. TRREB reported a 17.9% rise in home sales, amounting to 5,607 transactions. This surge, occurring on both an annual and monthly basis, underscores the growing confidence among buyers in the region’s real estate market.

One of the key factors driving this resurgence is the evolving perception of interest rates among consumers. Despite higher borrowing costs, the market remains resilient, buoyed by factors such as population growth and a robust regional economy. The surge in new listings has provided buyers with increased choice and flexibility, further stimulating market activity.

What does this mean for you?

For home buyers, this resurgence presents a window of opportunity to enter the market with adjusted strategies. With interest rates potentially stabilizing and increased inventory to choose from, buyers can explore their options more confidently. Additionally, the relatively stable pricing indicates a balanced market, offering buyers the chance to make informed decisions without the pressure of rapidly escalating prices.

As a homeseller, the uptick in market activity signals a favourable environment to list your property. With increased demand from motivated buyers and stable pricing, sellers can attract more attention to their listings and potentially secure favourable deals. However, it’s essential to remain competitive by pricing your property appropriately and leveraging the expertise of real estate professionals to maximize your selling potential.

For first-time homebuyers, the current market conditions offer a promising opportunity to leap into homeownership. With expectations of lower interest rates shortly and a surge in demand for more affordable housing options, first-time buyers can capitalize on favourable conditions to fulfill their homeownership dreams. Additionally, the availability of various government programs and incentives aimed at supporting first-time buyers further enhances the affordability and accessibility of homeownership.

Even with the current strong market, it’s best to have a reliable home expert who can guide you through all the steps and strategies to ensure you get the best deal possible. Don’t hesitate to reach out to schedule a consultation and start your journey towards homeownership or a successful property transaction.

Ready to make your move to the GTA?

Whether you are aspiring to buy, sell, or explore your options, contact us today for expert guidance and personalized assistance tailored to your unique needs and goals.

Send us a message or give us a call to schedule your consultation and take the next step toward realizing your real estate aspirations.

9 Weekend Projects That Add To Home Value

Looking to finally sell your current house and move to your dream home? Or maybe you just want to improve your place and reap the benefits of an outstanding property later on? Whichever side of the fence you’re on, there are lots of simple value-adding tricks you can do to give your humble abode an edge.

To help you add some pizzazz to your place, we’ve rounded up a list of simple weekend projects you and your family can take on to spruce up your home.

1. Apply a fresh coat of paint

Perhaps the simplest, most surefire way to liven up any home is to apply a fresh new coat of gorgeous paint. Not only does it instantly increase the value of any property, but it gives the house a brand new look & feel.

Don’t be afraid to shake up your palette and experiment with colors you haven’t tried. For a more contemporary look, you can always count on neutrals. But don’t stop there – maybe add a vibrant color that will pop and bring life to the place.

Whatever route you go for, a fresh coat of paint will always be a good task to undertake.

2. Beautify your garden

Sprucing up your existing garden with a couple of new plants and flowers will surely make your house look fresh and wonderful. If you’re looking for something you can immediately do this weekend, why don’t you visit a local nursery to purchase your new plant collection?

However, if you want a project that’ll potentially increase your house’s appeal for a longer time, we suggest planting a few trees, starting a new herb garden, and maintaining a fabulous flower garden. Although these will take longer than a weekend, these’ll make for great projects under the warmth of the sun.

3. Refresh your kitchen

There’s no doubt that the kitchen has become one of the most valuable parts of the house. Apart from being the place where delicious home-cooked meals are whipped up, this also easily becomes a hub for socializing when you have guests over.

Just by doing some easy weekend projects, you’ll be able to liven up that adorable kitchen of yours:

Put on a fresh coat of light-colored paint on the walls

Repaint or refinish kitchen cabinets

Work with new tile backsplash

Try assembling a concrete kitchen top

4. Give your laundry room a makeover

A good clean-up and organization will go a long way for your laundry room, making it more of a place of relaxation instead of chores. Consider adorning the area with scented candles, a fan, or even a nook for a moody break time while waiting for the laundry. Some plants will help add some laidback notes too, turning it into a space of life rather than just for utility.

The laundry room is an underrated asset of any home. It keeps our sheets and clothes clean, so it makes sense to give it some good ol’ makeover.

5. DIY bathroom makeover

As years go by, the bathroom often gets left out of style. Outdated fixtures, tacky paint scheme, maybe a bit of troublesome hardware. Or who knows, maybe it just needs some cleaning.

Here are some tips on how you can liven up your bathroom easily:

Update and use similarly-themed fixtures/knobs/handles

Clean the floors and yes, even the grout

Add some plants for a feeling of freshness

Get some lively lighting, like an accent light or two.

Apply a fresh coat of paint

6. Start spring cleaning

Since Spring is in full swing, why not take advantage of the warm energy to raid your closets, pantries, garage, and everywhere else for a decluttering session?

Time to tackle those storage boxes you’ve been dreading to clean up. Don’t worry, you can be eco-friendly by donating or recycling your pre-loved valuables. Not only do you get to clean up your space, but you get to give your unused things a second chance at life.

7. Personalize your mailbox’s look

In the age of lightning-speed connectivity, yes, it’s still worth it to update your mailbox’s look. For a more personalized feel, try painting its body with your favorite color. You can even get the rest of your family to contribute to the design and turn it into artwork.

8. Update light fixtures

We’re in the modern era, so it’s probably about time to upgrade your old light fixtures and get with the times. You can add a hanging lamp down the kitchen table or island to give a more warm and inviting mood, or maybe add accent lamps in the living room for that cozy feeling.

Lighting inside a room is essential as it sets the mood for all occasions, so don’t neglect it.

9. Install smart home features

The houses of the future have officially arrived. The best part? Yours can turn into a smart home, too.

The use of smart technology at home has been skyrocketing as tech becomes more and more integral to our lives. Adding any smart feature to your home, big or small, makes a difference. Not only does it make life just a bit simpler, but also attracts a new market for your house down the road.

You can start small and just try it out, maybe with a smart lighting setup or a smart thermostat – cold or warm in a flick of a finger.

Ready to add value to your home?

We hope you found these home weekend project ideas useful. Doing any of the ones listed will not only add value to your property but also, it’s a chance to learn so much more about your house and what it needs.

Put those handiness skills to work this weekend! And remember to enjoy the place you live in, it’s your home.

TRREB Market Update, March 2022

Toronto Regional Real Estate Board reported that there were almost 11,000 Greater Toronto Area (GTA) home sales reported in March 2022, capping off the third-best March and second-best first quarter on record. Tight market conditions continued to support a double-digit annual pace of price growth, with an average selling price of $1.3 million. The average selling price dipped slightly month-over-month, bucking the regular seasonal trend.

“Now is the time for governments to govern and focus on measures that are proven to increase housing supply. The GTA population will experience rapid growth in the coming years as our region’s economic strength and diversity continues to attract people from around the world. In order to sustain this growth, we need adequate housing supply and choice. This needs to be the focus of policymakers rather than short-term and ineffective measures to artificially suppress demand. Evidence-based decision-making should inform government policies, and we encourage representatives at all levels of government to think big and act decisively to improve needed housing supply in a significant way,” said TRREB’s President Kevin Crigger.

GTA REALTORS® reported 10,955 sales through TRREB’s MLS® System in March 2022, representing a 30 per cent decline compared to the record result of 15,628 in March 2021. While sales were down year-over-year for all major market segments, condominium apartment transactions dipped by a much lesser annual rate.

New listings were also down on a year-over-year basis, but by a much lesser annual rate than sales. This suggests that while market conditions remained very tight, home buyers did not experience the same level of competition from other buyers compared to a year earlier.

The MLS® Home Price Index Composite benchmark was up by 34.8 per cent year-over-year in March 2022. This annual rate of increase was down slightly from February. The average selling price was up by 18.5 per cent year-over-year. The annual growth rates for the MLS HPI® and average selling price differed, in part, because the mix of homes sold in March 2022 shifted in favour of condominium apartments which generally sell for a lower average price compared to other home types.

6 Architecture Trends That Never Go Out of Style

The world of architecture revolves around finding solutions driven by human needs — the need for shelter, security, and a place to stay warm and comfortable, to name a few. As an industry, it has always prided itself in designing not only functional spaces but also beautiful ones. Try looking up Pinterest home designs and you’ll know what we mean.

It’s amazing how architecture changed over the years. As is with every other practice, new ideas bloom, and trends are set. However, there are certain trends in architecture that have stood the test of time. In this article, we’ll discuss six of the timeless architecture trends to inspire you for your next home acquisition or project.

1. Tiny homes/Tiny living

Recent times have seen a boom in a more conscious lifestyle. With more and more people living and needing only the essentials, tiny homes have sprouted everywhere to support the movement. These houses go as small as 15 square meters (or less!), but homeowners continue to make the switch since they’re eco-friendly, sustainable, and affordable.

If you’re thinking of downsizing, or if this is your first time purchasing a home, you may want to consider living in a tiny home. Their simplistic and functional designs are perfect for minimalists or anyone on a budget.

2. Smart homes

Technology and design have come a long way. And with the rise of smart tech, it’s making its way into our homes, on to the quest to future proof our humble abode.

You’ll see these advancements through lighting gadgets, kitchen mechanisms, and even in the bathroom. Soon, automation will make day-to-day tasks obsolete. It brings a sense of ease and convenience to the present-day homeowner. A house that knows whether to keep itself cold or warm is something to marvel at, don’t you think?

3. Taking the outdoors inside

The pandemic has been ravaging for quite some time, and it brought with it a longing for the outside world. Formal dining and living rooms are fading away and are being replaced by spaces that take in fresh air. Just like that, we saw a rise in architecture and design revolving around this idea— bringing the outside world into our home.

From placing plants inside, to using earthy tones, to indoor-outdoor bathrooms, and even actual open areas in the middle of the house, this movement has set a milestone for great seamless living. Having a space that lets you breathe is now a plus in every home. It gives you a sense of wellness without having to be outside the comfort of its four walls.

4. Sustainability

As the call to let the Earth breathe continues to ring across the globe, sustainability has been at the forefront of architecture. This movement aims to reduce the carbon footprint a home leaves and makes. Architects heavily consider numerous factors in order for them to call a property “sustainable”, and some of which include the actual materials used to build it, the location of the actual property, and the design.

With architecture shifting its focus to designs that focus on sustainability, it brings with it cost-effective measures that will make the Earth and us happy. From designs that cool the house to recycling rainwater, to utilizing solar power – these are all great and easily-implementable steps that even you can do for your current home.

5. Multi-functional open spaces

If you’ve looked for home designs online, then you’ll see pictures of open floor plans dominating the feed. It’s not a shock that this trend is here. People used to be so obsessed with walls and dividing spaces. Perhaps this suffocated them. Now they want to move freely with fewer limitations.

Say goodbye to excessive walls as we welcome the era of multi-functional open spaces. It’s not very hard to be gone with the walls since there are wonderful design pieces out there that help compartmentalize spaces. Homeowners who choose to apply this approach enjoy the versatility of agile spaces. People can work, entertain guests, and lounge around in the area, essentially making the idea of having separate home offices, entertainment rooms, and even study rooms outdated.

6. Renovated or Rehabilitated Homes

As the demand for homes and spaces continue to rise, so does the demand for fixer-upper projects. With more and more homes and buildings entering old age, this trend gives home seekers a cost-effective way to acquire a property.

As we innovate, timeless ideas persist

The trends we have listed are a move to innovation, all packaged in a timeless approach. Architecture and design will continue to evolve, so expect more wonderful concepts to take hold. We hope this article inspires you to pursue only the best ideas for your home or future property.

Multi-Generational Homes are Becoming More Popular

Multi-generational homes are residences that house multiple generations of a family, including grandparents, parents, and children, under one roof. These homes provide a practical solution to the changing demographics of Canadian society, economic pressures, and social and cultural factors.

Multi-generational homes are becoming more popular in Canada as families seek to live together to save on expenses, provide care for aging parents, and strengthen family bonds. With rising housing costs and changing demographics, multi-generational living is a viable option for families in Canada.

What’s Behind the Popularity of Multi-Generational Homes

There are several reasons for the growing popularity of multi-generational homes in Canada:

Economic Benefits

By living together, family members can share expenses such as mortgage payments, utilities, and groceries, which can help to reduce the financial burden on each individual. With rising housing costs in many Canadian cities, multi-generational living can also make home ownership more affordable for families.

Changing Demographics

Canada’s population is aging, and seniors are living longer. Many seniors prefer to age in place, and multi-generational homes provide a practical solution for families to care for their aging parents. At the same time, young adults are facing challenges entering the housing market, and multi-generational homes offer a viable option for them to live independently while staying close to their families.

Social and Cultural Factors

Living together with extended family members is a norm in many cultures, and multi-generational homes allow families to maintain their cultural traditions while living in Canada.

Advantages of Multi-Generational Homes

Multi-generational homes provide opportunities for support and care for all family members. Here are some of the advantages of multi-generational homes:

Family Support

By living together, family members can provide emotional and practical support to each other, which is essential for maintaining strong family relationships. Children can develop closer relationships with their grandparents, and seniors can benefit from the companionship of their grandchildren. Additionally, living together can help to strengthen cultural traditions and family values.

Sharing of Expenses and Responsibilities

By living together, family members can share the cost of mortgage payments, utilities, and groceries, which can help to reduce the financial burden on each individual. Additionally, sharing responsibilities such as household chores and childcare can help to reduce stress and workload for each family member.

Enhanced Care for Children, Seniors, and Disabled Individuals

By living together, family members can provide care and support to each other. For example, grandparents can help to care for young children, while adult children can care for aging parents. This can help to reduce the need for external caregivers and provide better quality care for family members.

Design Considerations for Multi-Generational Homes

A multi-generational home can be comfortable for all family members with the right home and layout. A few design considerations can help ensure each family member has a cozy yet functional living space.

The layout and space allocation of multi-generational homes should be designed to accommodate the unique needs of each family member. For example, separate living spaces should be provided for each family member to ensure everyone has personal space and privacy. Additionally, common areas should be designed to encourage social interaction and bonding between family members. The layout should also include easy accessibility to all parts of the home to accommodate the needs of elderly family members.

Accessibility and safety features should be significant considerations in designing multi-generational homes, especially when seniors or disabled individuals live there. Homes should be designed to accommodate the needs of family members with disabilities or mobility issues. This may include installing ramps, wider doorways, and bathroom grab bars. Safety features such as smoke detectors, fire extinguishers, and adequate lighting should be installed throughout the home to ensure the safety of all family members.

Privacy and personal space considerations are crucial in designing multi-generational homes. Family members should have separate living spaces, including bedrooms and bathrooms. Additionally, common areas should be designed to ensure family members can socialize without compromising privacy.

As the population ages and housing costs rise in Canada, multi-generational living is becoming an increasingly popular housing option for families. With the right adjustments, a multi-generational home can be a convenient living arrangement for all family members. Contact the real estate agents at RE/MAX to help you find the perfect multi-generational home for your extended family.

Toronto Real Estate Market Report, April 2024

In April 2024, home sales in the Greater Toronto Area (GTA) saw a slight decline compared to the previous year. GTA REALTORS® reported 7,114 sales via the TRREB MLS® System, a 5% decrease from April 2023. Despite the dip in sales, new listings surged by 47.2%, providing buyers with more options and stabilizing the average selling price.

TRREB President Jennifer Pearce noted that the influx of listings could be due to homeowners anticipating increased demand for homes. However, many potential buyers are holding off purchases, waiting for the Bank of Canada to cut its policy rate. The MLS® Home Price Index (HPI) Composite benchmark showed a minor year-over-year decline, while the average selling price edged up by 0.3% to $1,156,167.

Buyers are benefitting from the greater choice in the market, resulting in stable selling prices. TRREB Chief Market Analyst Jason Mercer expects that lower borrowing costs will tighten market conditions, leading to price growth in the future. TRREB CEO John DiMichele emphasized the need for policy alignment across government levels to enhance affordability and housing availability in the long term. As we move into 2025, the interplay between market conditions and policy decisions will be crucial in shaping the GTA housing landscape.

What makes Toronto and the GTA a prime area for real estate?

Toronto and the Greater Toronto Area (GTA) have several factors that contribute to their status as a prime area for real estate:

1. Economic Hub: Toronto is the financial and business capital of Canada, with a diverse economy that includes finance, technology, media, healthcare, and more. This economic stability attracts businesses and professionals, driving demand for real estate.

2. Population Growth: Toronto has experienced steady population growth due to immigration, interprovincial migration, and natural population increase. The GTA is one of the fastest-growing urban regions in North America, leading to sustained demand for housing.

3. Cultural Diversity: Toronto is known for its cultural diversity, with a vibrant mix of ethnicities, languages, and lifestyles. This diversity contributes to a dynamic real estate market, catering to various preferences and needs.

4. Strong Rental Market: Toronto has a robust rental market, driven by factors such as high immigration, a growing student population, and young professionals seeking urban living. Investors often find opportunities in rental properties due to consistent demand.

5. Infrastructure and Amenities: The GTA boasts excellent infrastructure, including public transportation, highways, healthcare facilities, schools, and recreational amenities. Access to these amenities enhances the appeal of real estate in the region.

6. Limited Supply of Land: Toronto’s geography and urban development constraints limit the availability of land for new construction. This scarcity of land drives up property values and encourages densification, particularly in desirable neighbourhoods.

7. Stable Real Estate Market: Despite occasional fluctuations, Toronto’s real estate market has historically shown resilience and long-term appreciation. Investors view the city as a safe and lucrative destination for real estate investment.

8. Foreign Investment: Toronto attracts significant foreign investment in real estate, with buyers from around the world drawn to its stability, economic prospects, and quality of life. This international interest further bolsters the market.

Overall, Toronto and the GTA offer a combination of economic opportunities, cultural vibrancy, infrastructure, and investment potential that make them highly attractive for real estate buyers, investors, and developers.

Average Home Price...

April 2024: $1,156,167

April 2023: $1,152,519

Up: 0.3%

The Number of Homes Sold...

April 2024: 7,114

April 2023: 7,487

Down: -5.0%

Property Days on Market...

April 2024: 28

April 2023: 24

Up by: 16.7%

How Does This Impact You?

As demand for housing increases, supply remains a concern. Governments need to focus on innovative solutions to increase housing supply and improve affordability, including supporting non-traditional arrangements like co-ownership models and encouraging gentle density in high-demand areas like the Greater Golden Horseshoe.

Toronto and the Greater Toronto Area (GTA) stand out as premier real estate destinations for several reasons. These include their status as Canada’s economic powerhouse, steady population growth, vibrant cultural diversity, robust rental market, excellent infrastructure, limited land availability, stable market conditions, and significant foreign investment.

If you’re interested in specific year-specific conditions, situational analysis, or detailed home prices, feel free to reach out to me.

Springtime in the Greater Toronto Area is A Prime Season for Real Estate Success

As the snow melts away and the days grow longer, the Greater Toronto Area (GTA) transforms into a bustling hub of real estate activity during the spring months. For those contemplating buying or selling a home in this vibrant region, there are numerous advantages to making a move during this time of year. Here’s why spring is the opportune season to navigate the dynamic real estate market of the GTA.

March 2024: $1,121,615

March 2023: $1,107,018

Up 1.3%

The Number of Homes Sold...

March 2024: 6,560

March 2023: 6,868

Down 4.5%

Property Days on Market...

March 2024: 29

March 2023: 27

Up by: 2

Months of Supply...

Months of Supply: 2

*The term “months of supply” is a key metric used in real estate to gauge the balance between supply (the number of homes available for sale) and demand (the number of homes being purchased by buyers) in a particular market.

Sales to List Price Ratio...

Last Month: 50%

Last Year: 60%

*The “sales to listing ratio” is a metric used in real estate to assess the relationship between the number of homes sold and the number of homes listed for sale within a certain period of time, typically within a month.
